April 2025 Newsletter

🌧️ April Showers Bring May Flowers — and Maintenance Opportunities 🌼

As winter finally loosens its grip on the Midwest, April offers the perfect window for landlords to get ahead of seasonal wear and tear. A proactive approach now means fewer surprises—and happier tenants—when the heat and storms of summer arrive.

Here’s a spring checklist tailored for landlords managing industrial warehouse properties:

🔧 1. Servicing Mechanical Systems (HVAC & Electrical)

Why now? Heating systems wind down while cooling systems ramp up. This transitional time is ideal for inspections and tune-ups.

April Action Items:

  • ✅ HVAC servicing: Replace filters, clean coils, check refrigerant, belts, and test performance.
  • ✅ Electrical panels: Look for corrosion, rodent activity, and ensure emergency systems are functional.
  • ✅ Ventilation systems: Clean and test exhaust fans and air intakes—critical for industrial operations.
  • ✅ Backup generators: Test, check fuel, and inspect transfer switches.

🏠 2. Roof Maintenance

Why now? Freeze/thaw cycles and winter debris can take a toll—catching small issues early prevents costly midsummer repairs.

April Action Items:

  • ✅ Inspect for winter damage: Check for cracks, uplifted seams, and ponding water.
  • ✅ Clean and patch: Remove debris from drains and gutters, seal minor damage.
  • ✅ Document with photos: A valuable baseline for future inspections or insurance claims.

🌳 3. Landscaping

Why now? Early landscaping sets the tone for summer curb appeal and operational efficiency.

April Action Items:

  • ✅ Trim trees and shrubs: Keep walkways, signs, and equipment clear.
  • ✅ Weed control and mulch: Reduce future growth and maintain moisture levels.
  • ✅ Check drainage: Ensure water flows away from buildings.
  • ✅ Test irrigation systems: Check for leaks and prepare for summer use.

🅿️ 4. Parking Lot Maintenance

Why now? Spring is the optimal time to repair winter damage before it worsens.

April Action Items:

  • ✅ Inspect and repair: Fix potholes, cracks, and heaving.
  • ✅ Sealcoat and restripe: Boosts lifespan and safety—especially important in high-traffic areas.
  • ✅ Lighting checks: Replace bulbs, test motion sensors, and clean security cameras.

📌 Additional Smart Spring Moves

  • 📄 Review tenant leases: Understand who’s responsible for what—especially HVAC, dock doors, and interior systems.
  • 🔍 Walkthroughs with tenants: Build relationships while identifying small issues before they escalate.
  • 🌪️ Storm readiness: Communicate emergency procedures and ensure roofs, doors, and drains are prepped.
